3) Am I looking for a deal?  Short sales offer the opportunity to buy a home for less than full market value.  Because the seller will receive no money at the sale, they are willing to offer the home for less than market value and the lender prefers to sell via short sale than foreclosure.  Duh, who doesn't want a deal?

4)  Do I need to sell my current home before buying the short sale?  If NO to #4 and YES to #1, #2 and #3, you are likely to be a good candidate for a short sale purchase!

Tablets are the next best thing!

Right now, I'm at the local McDonald's. My daughter is running around in the playplace, having a great time. I'm on AR on my new iPad2 A few things that this little piece of tech has done for me so far. I wrote an offer today. Completely on the iPad. There's a little app called PDF Expert that allows me to fill in the contract and save it. The best part is that my clients can initial and sign right on the screen. I can immediately email them a copy and send it to the listing agent, all without leaving the client's house,my office or wherever we've stopped to put the offer together. If I don't have the right form with me, I can just download it from the MLS. Fantastic! Back to my 4 year old. She has learned how to color on the iPad, play matching games and has even started doing math problems. I think it could probably teach her to read (I'm going to have to find the app for that). She's probably a child genius, but I'm sure anyone could pick this thing up and figure it out before too long. I've also located apps for Zillow, Trulia, mortgage calculators and more. There are apps for ActiveRain (for the iPod) There's also a website that will help you build your own real estate app (little pricey for me). Thousands of apps other apps for all kinds of things like games, shopping, business, etc. It does email, surfs the web, including the MLS and has a few other features like taking photos and giving directions. The only drawbacks I've found so far are that you can't use Flash players and I haven't figured out printing, yet. I'm also not sure how to upload a photo. If you're considering a new computer, a tablet like the iPad could be a good choice due to it's portability and usefulness.

Separating "VALUE" From "SALEABILITY"

An error commonly made by sellers when pricing their homes is that they fail to distinguish renjith krishnan / FreeDigitalPhotos.net value from saleability.  The value of a home references the factors related to the property to cause it to be worth more or less than other properties.  Saleability references the factors related to the property that cause it to be more or less salable than the competition.

Some factors that create value are : Location, Location, Location.  If you're in a more desirable location, you'll get more money than a similar house in a less desirable location.  Examples of more desirable locations would be lake front, wooded or park view lots.  Less desirable would be homes that back up to the sewage treatment plant, a busy highway or the ugliest house on the block.

The number of bedrooms and baths, square footage of living area, a basement (whether finished or unfinished) and garage size are examples of amenities that will get a seller more money for than other properties that are lacking in those areas.  Generally, more is better.  Except in the case of cockroaches, weeds and repairs that need to be done.

Many sellers incorrectly believe that components of a house may add value.  A new roof is a good example.  The seller believes that because they just spent $8500 on a new roof that the home will be worth more, but this is not the case.  It will make the home more salable, but it adds little value, if any.  Why is this?  Because buyers expect homes to have a roof in good condition.  If the roof is in poor condition, the buyer will de-value the home because they anticipate having that expenditure in the near future, but they will not add value because it is new.  

This would also apply  to updating a kitchen, bathroom, carpeting, new furnace or hot water heater.  Buyers expect these items to be functional.  They make the home more salable.  Some appraisers I've spoken to add only 40% of the cost of additions to the home such as for a fence or finished basement.

"My house has all these upgrades!  We have six panel doors, extra plush carpeting and top notch appliances."  So sorry you paid more for these features when the home was built, but its unlikely you'll recoup the extra cost when you sell.  You might get a little more than your neighbors who don't have these features, but primarily, it just makes the home more salable.

One caveat:  if you're in an area where all your competition has those benefits, you should, too.  That's what buyers expect in homes in that area.  If you have six panel doors, but most homes in your area don't, buyers will not pay you much more, because it's not an expectation.

So when determining your asking price, make a list of all the features and benefits that your home has to offer.  Then, consult with your agent to determine if those features/benefits add value or make the home more salable.  It will save you from having to make a series of price reductions later.

8 Commandments for Renters

A follow up to the popular Buyer's Bible.  This is for all the renters out there.  Keep these commandments close and you'll get to live where you want without paying an arm and a leg for it.

I.  Thou shalt know thy credit and keep it clean.  One of the biggest factors considered by landlords is a potential tenants ability to pay.  This is most easily measured by credit score.  A FICO score over 600 should be desired by all but the fussiest landlords.  If you're under 500, find someone who won't pull credit to rent to you or stay where you are.  In between 500 and 600 is a crap shoot.  Some landlords will like you and some won't let you in the door.

II.  Thou shalt not keep pets.  Pets are one of a landlords bigger concerns.  Pet deposits range from $250-500 and up and are generally non-refundable.  This means that Fido, Scrappy or little Meow-Meow is costing you an extra $20-50/mo.  I know you love your pets, but please, please, please wait until you own a home to turn your place into a Animal Shelter substation.  Curiously, most renters have pets (70-80% in my experience) and most rentals (60-70%) do not allow them.  Pets put you in greater competition for good rentals.

III.  Thou shalt provide your real estate agent with an application, credit and pay stubs.  PRIOR to showings.  Personally, I'm done showing homes to people with bad credit, no job, etc.  I've learned that if you're not willing to provide info now, you probably aren't serious about finding a new home.

IV.  Thou shalt pay thy bills on time.  Bad scores can be overcome if your credit history reveals a foreclosure, bankruptcy or short sale.  But not if you stopped paying everything.  If you're not going to pay any bills, nobody wants you in their house.

V.  Thou shalt act decisively.  Rentals in Plainfield, Shorewood, Minooka, Channahon, Joliet and New Lenox average about 30 days on the MLS before they get rented.  Probably pretty similar stats throughout the country.  Don't wait a week to decide because there is high demand for good rental homes and the one you want will be gone.

VI.   Thou shalt respect thy agent's time.  And that of everyone else involved.  Be honest.  If you're going to work with an agent, let them know what you're doing.  I know you're looking on Craigslist and everywhere else you can find rental listings.  Tell me if you've found one.  I don't work for free (at least I don't want to and I do everything I can not to).  All I'm saying is, tell me if we're done working together.

VII.  Thou shalt know thy limits.  The general rule for rentals is that income needs to be 3x the rent.  A $1,000/mo rental requires about $3,000/mo income and so on.  Stay within this range and you'll be ok.  You also need enough money set aside to pay for the security deposit and 1st month's rent.  

VIII.  
I am your agent and thou shalt not worship other agents.    Do not work with multiple agents at the same time.  We don't get paid unless you close on a home and we don't like working and having someone else get paid.  As soon as you start viewing homes, you should commit to one agent.
