I recently started working with a buyer I'd gotten as an online lead. I'll call him Mr D. Mr. D inquired about 1 property in particular that was completely rehabbed and really very nice. The asking price was a bit ambitious but no so unreasonable as to be afraid to put an offer in. We saw that house and 7 others on Saturday.
At the end of the day, that house he inquired on was the top choice. They just weren't sure. On Monday, the price was lowered $5,000. Tuesday, Mr D and his fiancee emailed that they were thinking about making an offer and was it still available. It was not. The MLS indicated that the seller had accepted an offer earlier in the day.
Maybe it wasn't meant to be. Maybe my buyer could have made a faster decision on the house they liked best. All I know for sure is that they are going to have to see a lot more homes before they find one as nice as that first home they liked.
If you find the best home on the first day of seriously looking, don't be afraid to write an offer. What's the worst that can happen? You enter into a contract to buy it. A contract to buy the best house out of 100's you saw online and 8 you saw in person. Don't wait, the seller sure won't.
